We have found that the most effective combination to lease properties quickly to the best possible applicants is to price them realistically, and to present the property in its best possible condition. We target the most popular websites designed specifically for the home and condo rental market, advertising your property to the widest possible audience.

Our pre-qualification system narrows the pool of applicants to only those prospects with the greatest potential. A detailed credit check determines good payment habits and a solid financial background. We verify employment, income and carefully check references.

Once we select tenants that are a good fit for your property we collect a holding deposit and have a lease agreement signed in a timely manner. On a one-to-one basis we start the relationship on a solid footing of open communication.

We want good tenants just as much as you do and pride ourselves in the quality of tenants we are able to attract.Once again, we want good tenants just as much as you do! We pride ourselves in the quality of tenants we are able to attract.

Rent Collection

All rent is due on the first of each month and delinquent if rent is received after the 3rd of the month. Tenants have the option to pay their rent online, reducing the possibility of late payments. Late notices are sent on the 5th and proceedings are initiated if the tenant does not make immediate arrangements for rent payment. We feel that the collection of rent is one of the most important functions of managing your property.

Maintenance Services

Timely and competent maintenance is the key to protecting your investment. Our goal is to provide you with this important service at a reasonable price using only qualified personnel.

Reliable, regular maintenance enhances the value of your investment. Our dedicated maintenance program ensures that your property is kept in the best condition possible.

Routine repair and maintenance will be performed as needed and will be based on urgency and importance. For any major job we usually obtain written estimates from different companies, notify you, and obtain your approval before we proceed.

Our established relationships with qualified vendors mean quick turn-around and reasonable rates. Owners receive copies of work orders and invoices for any work performed on their property.

We ensure the quality of the work performed by making spot checks and follow-up inspections. You are further protected because each job is fully documented in writing and supported with receipts.

Property Inspections

Experience proves that when a home is maintained to a high standard, you attract and retain quality tenants who are more likely to maintain the property in the same manner.

Walters Home Management Company conducts periodic inspections to identify preventive and proactive maintenance needs both on the interior and exterior of the property.

Financial Management

Professional financial support can save you time, eliminate the hassles and accurately track results. Using the latest technology available our accounting system records every transaction and creates detailed monthly reports that are easy to understand.

Receive secure electronic payments (ACH) directly to your account for faster access to your rental income and access your financial records at any time. Owners have online access 24/7 through the Owners Login at the upper right corner of this webpage.

If you choose, we can handle the payment of mortgages, property taxes and homeowner association dues for your rental property. In addition to monthly statements we also provide a complete year-to-date account summary specifically designed to simplify the year-end tax preparation job for you or your accountant.

We would be happy to provide you with references from any of our many clients.

La Jolla Area Information

La Jolla Property Managers

During the Mexican period of San Diego's history, La Jolla was mapped as pueblo land and contained about 60 lots. When California became a state in 1850, the La Jolla area was incorporated as part of the chartered City of San Diego. In 1870 Charles Dean acquired several of the pueblo lots and subdivided them into an area that became known as La Jolla Park. Dean was unable to develop the land and left San Diego in 1881. A real estate boom in the 1880s led speculators Frank T. Botsford and George W. Heald to further develop the sparsely settled area.

In the 1890s the San Diego, Pacific Beach, and La Jolla Railway was built, connecting La Jolla to the rest of San Diego. La Jolla became known as a resort area. To attract visitors to the beach, the railway built facilities such as a bath house and a dance pavilion. Visitors were housed in small cottages and bungalows above La Jolla Cove, as well as a temporary "tent city" erected every summer. Two of the cottages built in 1894 still exist: the Red Roost and the Red Rest, also known as the Neptune and Cove Tea Room, vacant since the 1980s. The La Jolla Park Hotel opened in 1893. The Hotel Cabrillo was built in 1908 by "Squire" James A. Wilson and was later incorporated into the La Valencia Hotel.
