Every rental property will need maintenance work at some point. If you’re lucky, there will be minor repair requests rolling in here and there. But, rental property owners aren’t always lucky. Sometimes there’s an emergency in the middle of the night or a flood or fire that leaves the home uninhabitable.

At Walters Home Management, we are proactive and preventative when it comes to maintaining your San Diego rental property. We work hard to ensure that everything works well. We won’t allow deferred or unreported maintenance to cause more complex and expensive problems. Our vendors are committed to responding immediately when we need help, and they do good work for affordable prices.

You don’t have to worry about how the tenants are treating your home. Our detailed inspection reports document the condition of your property and hold your residents accountable.

Emergency, Routine, and Preventative Maintenance

Before tenants move into your home, we go over our process for reporting maintenance. They understand the difference between an emergency request and a routine repair. When an emergency is reported, we take care of the problem right away. Our network of trusted vendors is ready to spring into action anytime there’s something wrong at your property that affects safety or habitability. 

There’s a 24-hour phone line that’s answered when an emergency needs to be reported. 

For routine repairs, we’re committed to responding with the same sense of urgency. We don’t want to put your property at risk by delaying the maintenance work that’s needed. 

Tenants are asked to submit these requests in writing, through their online portal. This is better for them, because it’s more convenient. It’s better for us because it creates a documented log of the work that was needed and completed at your investment property.

Protecting Your San Diego Rental Property with Inspections

Our move-in property inspections ensure that the condition of your San Diego rental property is well-documented before your residents take possession. This will help us detect any damage that was left behind after your tenants move out. You’ll get a complete inspection reports with pictures and notes. 

The same inspection report is used after the lease period ends and we’re again inspecting the property. We’ll use this to deduct anything that’s necessary from the security deposit to pay for repairs that go beyond normal wear and tear. Again, you’ll find detailed pictures and notes. 

We also take the opportunity to walk through the rental home any time maintenance is requested. This gives us an opportunity to ensure your home is being properly maintained. It also gives you the peace of mind that your tenants are following the terms and requirements of their lease.

WHM was very quick to review our application and communicated with us every step of the way. Beth has been amazing to work with and helped answer our questions. The maintenance request portal is great and when we had an issue with our garage door it was addressed immediately and fixed before the end of the same day. WHM uses a chat feature to get a hold of their staff when you have questions or issues which has made it incredibly convenient to communicate with them. We have had a great experience working with WHM!

Great move in experience and super friendly staff! I had requested the carpets to be cleaned before the move in date. When I arrived to move-in I noticed the carpet stains had not been removed. The WHM team immediately worked with me to address the issue. They got my request in and a cleaning was scheduled for the following week. Upon completing the move-in inspection I flagged some concerns. Within hours I had a call and the issues were not only acknowledged but there was a plan put in motion to get the issues resolved. It’s so wonderful to work with a team of professionals who are responsive and ready to assist!
